160-acre hunting lease in Dunn County. Beautiful property with timbered ridges on the west, north and eastern sides and valley in center of the property that contains a mix of agricultural and old grown-up pasture ground. Grassy waterways give good access to almost any portion of the property.
Property has not been hunted since 2017. Prior to that, landowners' friends and family hunted the property and took many bucks in the 130-140 class. Imagine what might roam the property 6 years later and no bucks being taken since 2017. In my ten years doing this for Base Camp, I cannot remember any property I have put out in Wisconsin where I could say it has not been hunting for that many years.
The landowner does not live on the property but wants to be notified prior to each of your visits to the property. Her and Her son do frequent the property often primarily to mow the lawn around the existing buildings and tend to the crops and few head of cattle they still have.
Hunting rights include spring/fall turkey hunting, Archery and Rifle deer. Muzzle Loader deer is not included in the lease. The landowner's son has his own property several miles from this property and most likely won't muzzle loader hunt on this lease, but he wanted to reserve that option and thus it's not included in the lease. Just for reference, he has not muzzle loader hunted the property for the past 6 years, but always enjoyed doing so seasons before that.
Use of ATV's for hunting related activities is allowed when weather and ground conditions permit. Landowner preference is that you use these sparingly so that water ways and exiting lanes are not damaged, so I stress the use of common sense on your part. There are 3 access points on the southern boundary. Primary ones should be on the west and eastern side along the agricultural fields and timber. If needed and approved by the landowner, center access through the buildings might also be an option. The landowner has the right to restrict this privilege should damage occur to any of these access points.
Food plots and camping allowed with permission from landowner. Landowner is also receptive to leaving some standing crops but will expect compensation for that.
