I had not been on this farm for more than ten minutes and I was already jumping deer. I was able to snap a picture of one that did not immediately run into the timber. Altogether, I jumped around fifteen or more deer, and saw eight turkeys, which two of them were long beards. This farm is going to make someone a genuinely nice lease. The timber is thick with an underbrush, which provides cover and natural browse. The fingers on this farm stretch out into the Ag fields, providing numerous stand locations where they funnel into the row crops. I found several old stands, and when I say old, I mean old. The chains and straps are broken, and they are unsafe. However, do not overlook the area where these stands were hung many years ago. There is a reason they are there. You have access from the west and northeast, allowing you to adjust to the wind. Again, this is going to be a great lease. You do not want to miss this one.

*No trucks are to be driven on the property.
*The use of screws, screw-in steps, and nails are prohibited.
*ATV use permitted for hunting purposes only - no joy riding - stay out of row crops.
*No hunting blinds or equipment on roads, driveways or in paths of irrigation equipment.
*Any temporary hunting blinds or equipment placed on tillable acreage must be removed by 3/15 of each year to allow for farming practices.
*No permanent hunting blinds shall be used anywhere on the property.
*No camping at any time – this includes parking of campers / RVs.
*Under no circumstances should trash be left behind by any of the hunters.
