This lease is exclusively for firearms and muzzleloader seasons. The landowner retains the right to hunt during the archery season. The lessee(s) will have access to both shotgun seasons and the muzzleloader season. The landowner has meticulously maintained the property by enrolling thirty acres in the CRP tree program and planting fifteen acres with warm-season grasses for cover and bedding. The property includes timber, row crops, CRP areas, water sources, and bedding areas. Abundant water supports all wildlife, particularly deer, during the pre-rut and rut periods. The row crops provide ample food, ensuring excellent hunting opportunities during the first and second shotgun seasons, as well as the muzzleloader season.
The aerial photo highlights several stand locations and natural funnels. This farm is ready to hunt with minimal effort on your part, just hang a few stands, and everything else is prepared for you. The landowner is a great guy and very accommodating. He will communicate with you once you lease the farm. For liability reasons, he requests that you bring your own stands. Once the farm is leased, you have until September 15 to set up your stands. After this date, access to the property is restricted until the first shotgun season.
