115-acre Monroe County deer and turkey hunting lease. Rain and lightning on day of inspection somewhat hindered the normal scope of my inspection, but I was able to get enough pictures to represent the property. The landowner has never hunted the property but has leased to a group for many years. That relationship eventually parted ways and landowners busy farming, so he wanted Base Camp to find him hunters.
I was told that the previous group had always had good success harvesting deer, and wanted to continue leasing, but it appears over time they were at times trespassing and making neighbors unhappy. Landowner stressed to me that his neighbors are all good people, just that his past hunters seemed to think they did not have to respect the boundaries nor get permission if needed to track a wounded deer.
Timber is pastured with heifers and some horses. I was told they have a rotational type of pasture situation, so the animals are moved around. The landowner also told me majority of livestock are typically off timbered pasture by end of Oct or early November, but that does vary depending on amount of vegetation each year. From the timber I walked and pictures I took, the impact of the animals certainly appeared to be minimal, at least within the timbered sections.
This is a deer and turkey hunting lease. No food plots allowed, because there is nowhere to put those due to the acres already in ag or ground being pastured. Use of ATV is okay for hunting related activities. No camping is allowed at this time but there might be a spot at the access point on the southeastern corner that you can discuss with landowner.
