I have not yet been to this farm. With hunting season just three weeks away, it's more important to get it in front of you now rather than wait another couple of weeks. From studying the aerial photo, this lease seems to check a lot of boxes. With numerous access points, you'll have the flexibility to hunt different winds without blowing out the entire farm, which is an advantage that becomes even more important during the pre-rut and rut. A quick glance also shows plenty of topography changes throughout the farm, creating natural funnels and pinch points. The property sits in the southeast corner of the county, near where Bureau and Stark Counties meet Henry County. This area is well known for producing solid deer numbers and quality bucks. Again, I want to reiterate that I have not yet been to this farm. It was more important to get it in front of you now rather than wait. Please take some time to study the aerial photo, I think you will see this farm has a ton of potential, and more importantly, is in a great area. Request the driving directions and take a look for yourself.
***NOTE*** - This farm has thousands of walnut trees that will eventually be harvested and protecting them is a priority. You may only use straps to attach anything to a tree. Stands must either be removed each year or the straps loosened so the tree does not grow into them. Yes, this property will be checked annually. I'm sure you understand the importance of this rule given the value of walnut trees.

*ATV use permitted for hunting purposes only - no joy riding - stay out of row crops.
*No hunting blinds or equipment on roads, driveways or in paths of irrigation equipment.
*Any temporary hunting blinds or equipment placed on tillable acreage must be removed by 3/15 of each year to allow for farming practices.
*No permanent hunting blinds shall be used anywhere on the property.
*Lessee shall not drive on farm fields with a vehicle.
*No camping at any time – this includes parking of campers / RVs.
*Under no circumstances should trash be left behind by any of the hunters. NOTE: THIS PROPERTY HAS NOT BEEN INSPECTED. Make sure you inspect the property before placing a non-refundable deposit.
