This 60‑acre tract just north of Fordyce, AR features a clear‑cut that is a few years old, creating thick bedding cover and strong natural browse. The habitat is already holding deer very well, and it will continue to improve as the regrowth matures.
During inspection, deer sign was immediate and obvious. As soon as I stepped out of the truck, I saw fresh tracks, several rubs, and a large amount of feeding activity throughout the property. The combination of cover and food makes this an ideal setup for consistent deer movement.
The terrain offers multiple areas where a tower or box stand could overlook large sections of the property. With an elevated vantage point, there's no telling how much of the deer movement you'd be able to see across the regrowth.
There are no internal roads, so I strongly recommend bringing an ATV/UTV for inspection. The property is navigable, but the thicker vegetation makes an ATV very helpful for inspecting.
