This hunting lease is leased and not available.
This 40-acre tract in Hancock County is, without question, one of the best 40s I have personally walked. Top two without a doubt. From the first 100-yards in, it was obvious this farm was going to be more than just good. The timber was littered with rubs and scrapes from this past season, and not just on saplings. These rubs were on large trees, the kind that tells you the mature bucks are here, as you will see in the photos. This isn't a maybe farm. The sign is there for a great farm. The property consists of solid timber, valleys, good underbrush, and two small ponds providing year-round water. The cover is right, the terrain lays out well for hunting multiple winds, and the natural movement through the valleys and ridges creates several strong travel corridors. Based on the sign and the way this farm lays, I can fully envision it being exceptional during the pre-rut and rut.
It sits on a dead-end road and is very secluded. Access is simple, with entry from the south, east, or west side of the farm. This 40 feels bigger than it is and will hunt bigger than a 40. The way it lays, the cover it provides, and the surrounding area make it function like a larger tract. It lies in a phenomenal part of Hancock County, an area well known for producing quality deer. There will be a select timber harvest on the property. If completed this year, it should be finished by October 1. If it cannot be done this year, it will take place in 2027. This selective harvest will do nothing but improve the habitat and make an already impressive 40 even better. If you are looking for a small acreage farm with real big buck potential, this is it. I cannot stress enough how good I believe this 40 is going to be.
