57 Acres of Franklin County River Bottom
If you're wanting to get on some of those big river bottom bucks, here you go. I just got through inspecting this place, and even with the ground soaked from a heavy rain, the sign was everywhere. I jumped several deer just walking through, and the sandbars were absolutely hammered with tracks.
The Ground
The top end of this property is thick, heavy security cover—the kind of place big mature bucks love to hide. It's got an old trail system underneath all that growth; you get in there for a day with a bush hog and you'd transform this place into a hunting paradise. It transitions from that thick bedding into open bottoms and eventually hits those wide-open sandbars that give you some serious long-range shooting lanes.
Raw & Ready
The landowner calls it "raw land," and I'd definitely agree. It's a blank canvas. There are plenty of open spots perfect for food plots, so whether you're into long-range rifle hunting or tight-cover archery, you've got the setup. To top it off, you've got rare river access for your own private fishing hole.
Access Tips
Just a heads-up: the easement is on a gas line. On my visit, I had to park at the road and walk in because of the rain. An ATV or a side-by-side is going to be your best friend out here to really utilize the whole property when the ground is soft.
Bottom Line
Between the old rubs from last winter and the fresh tracks on the riverbank, the potential here is huge. It's got the cover to hold 'em and the river access to enjoy it year-round.
