Let me start by saying, this lease is more than likely going to be an Archery Lease only. I do not see an area on this farm where you can maintain the required 300-yard distance from an inhabited dwelling per ILDNR regulations for firearm hunting. With that said, do not overlook this property because of its suburban type setting. In many cases, farms like this can offer excellent archery opportunities due to limited hunting pressure and the security cover surrounding the area. The farm appears to have a strong mix of bedding, timber pockets, travel corridors, and large agricultural fields that should provide consistent food sources throughout the season. The timber fingers, brushy draws, and isolated cover within the crop fields create natural pinch points and funnels that deer are likely using to move between bedding and feeding areas. The creek and drainage running through the property only add to the overall layout and should help concentrate deer movement during the early season, pre-rut, and rut. Looking at the aerial, there are several locations that immediately stand out as solid stand locations depending on wind direction. I could also see this farm setting up well for observation sits early in the season to learn how deer are entering and exiting the fields before moving in tighter during prime movement periods. Properties like this can surprise people, especially when mature deer start using overlooked areas close to town where hunting pressure is typically lighter. Note: I have not yet walked this farm.
