This is a massive farm featuring nearly 2 miles of cover along two separate ditches. The creek-bottom cover averages about 30 feet wide, with several sections expanding even wider. It's the kind of property that could take a couple of seasons to truly figure out but the process will be a lot of fun.
There are numerous creek crossings throughout the farm, and identifying which crossings are most productive will depend on crop rotation, whether the fields are planted in corn or beans, and the time of season. The property offers an abundance of edge habitat, along with several attractive inside and outside corners that could create excellent hunting opportunities.
An e-bike would be a valuable tool for covering ground efficiently on this farm. However, when water levels are low, walking the ditch itself may provide the best access route for entering and exiting stands with minimal disturbance.
Access is excellent from both the south and east sides. I was able to park a truck at either location. During my visit, I observed a mature longbeard with a hen and found extensive deer sign, including heavy tracks and other indicators of regular deer activity.
