Wow! That's about all I could say when I pulled up to this one.
This farm just has "rut property" written all over it. If you're looking for a place where a giant could show up at any time in November, this one deserves a hard look.
My favorite part of the farm is the creek bottom. There are several spots where I'd want stands for different wind directions because you're going to want options when the action heats up. The amount of edge habitat down there is outstanding, and the main creek crossings through the timber are exactly the kind of places that can produce encounters with cruising bucks during the rut. If you lease this farm, make sure you've got some vacation days saved for November.
A few of the points and inside corners jumped out at me too. They just look like natural places for deer movement to funnel together. The timber along the north side has some potential as well. While walking the property, I found several big rubs and multiple trails coming together in a few locations, which always gets my attention.
Access is simple with a good gravel pull-in on the west side, making it easy to get in and out without a lot of hassle.
Honestly, this is one of those farms where it's easy to picture a mature buck stepping out at any moment during the rut. And if somehow your tag isn't filled by gun season, the late-season opportunities should be just as exciting.
As a bonus, don't overlook the turkey hunting. Come April, this place ought to be an absolute blast to chase gobblers.
