I love looking at farms like this...big rubs and deer sign gallore!!!
This lease is comprised of three different tracts, with all of them having excellent deer habitat and sign. Seldom do I see the quantity of BIG rubs as I did on these pieces.
Once you get past the owners shop the north 80 is mostly an overgrown pasture with scattered trees. I found two sets of deer antlers, and there were some monster rubs in the small cedar thicket along the north side. There are currently a few horses on the west part that will be going away soon, and the owner will be removing some of the small trees popping up. The blue line indicates the fence line separating the west part of the property from the east. The grass usually gets burned every year.
The middle tract also had some monster rubs in the open timber in the NW corner. The overgrown waterways and wooded fence lines will provide good cover and travel corridors. The majority of the property is crop ground.
The south tract has the most abundant cover, and easiest access around the property. There is a neat clearing in the south arm that will be ideal for feeder and bind. The small creek greatly restricts vehicle traffic to the hay meadow in the NW corner- this will also be a great spot to set up over. The landowner said he jumped thirteen deer the day I spoke with him. I also had two tom turkeys cross the road in front of my pickup and then disappeared into the interior of the property.
Do not forget about the waterfowl potential on these pieces. Ducks and geese can be very, very plentiful at times in this area.
