This hunting lease is leased and not available. This 180-acre lease is located in the town of Athens, Tennessee, McMinn County. This is a very nice property that I went and explored with the landowner on his battery-powered golf cart. The lease comprises ridges and valleys, with trails winding throughout the property. I found numerous rubs all over, and the property is loaded with acorns and very large oak trees. The landowner has done a great job putting in the trails over the last 53 years. He does not want any ATV use that will tear up the trails. However, he is allowing the hunters to use his golf cart. I found lots of deer and turkey sign throughout the property, with some great pinch-point locations for stands. The landowner has allowed the neighbor to hunt on the property in the past, and I found 3 ladder stands that will be removed. But, according to the landowner, that was a few years ago. Getting to all parts of this 180-acre lease will not be a problem, thanks to the 8-plus miles of trails throughout. The landowner lives on the property and used to host weddings and events there, but only does 1 or 2 at this point in his life. There are fences surrounding the main area that needed to be installed to keep the deer out. This is a very nice, easily accessible property with plenty of deer and turkeys. If you are planning on inspecting this property, give the agent a call before the inspection.
